Since October 2010 the new regulation for anyone who want to register as a property agent in Singapore must passed a mandatory examination set by CEA or possess equivalent qualification.

In order to take this property agent exam or Real Estate Salesperson examination (RES exam), you need to complete a preparatory property agent course or RES Course conducted by any CEA approved course provider and obtain RES course completion certificate before you can register for RES Exam at NTUC LearningHub, the CEA appointed exam administrator.

Since implementing mandatory property agent exam, several revisions had been made to better equip these property agent to be in the property sector. Therefore, it is important to visit the CEA and NTUC LearningHub website to check for updates.

Let’s check out the revised RES Exam syllabus as of May 2014, according to the source, no change to the scope of topics covered between new and old syllabus. Rules, regulations, policies and procedures pertaining to property agency practices are updated. Learning outcomes and expectations for each topic was also introduced to help understand the requirements of them. Another great revision is detailed elaboration on relevant topics was added in order to enhance practical knowledge.

Paper 1 Competency Unit 1: Real Estate Agency Industry Overview (including Estate Agents Act & Regulation of Real Estate Industry)
Paper 1 Competency Unit 2: Basic Land Law Concepts & Dealings with Interest in Land
Paper 2 Competency Unit 3: Real Estate Marketing
Paper 2 Competency Unit 4: Property Transactions – Laws & Practices (including Sale & Lease of HDB and Private properties)
RES Exam Format”
Since May 2013, a new Case Study section with 15 multiple choice questions (MCQ) was included in both RES papers, and the new format as follow:
Paper 1: Section A: 50 MCQs (50 marks); Section B: 15 MCQs (Case Studies) (30 marks); Section C: 10 Fill-in-the-blank short questions (20 marks).
Paper 2: Exam format same as Paper 1

Modular passing will be allowed. Therefore if you passed either paper, you just need to retake the failed paper.
